03Choosing

Five questions to ask every contractor

Including us. They are fair, they have real answers, and the quality of the answers tells you more than any credential on any website.

  1. How many bids did you get on each trade? A contractor running a real process has the number to hand.
  2. Which trades had one bidder, and what did you do about it? There are four legitimate answers and one wrong one, which is pretending it was competitive.
  3. Can I see the levelled scope matrix? It exists or it does not.
  4. Walk me through three gaps you found at levelling. Anyone who has done this work has examples and will enjoy telling you.
  5. What is in your contingency and what is it for? A number with no stated contingency is not more confident, it is less honest.

If a firm cannot answer the first two on a telephone call, that is information about how they buy — which is information about what your building will cost.
