What this website is
This website is published by Pinkard Construction Co., 9195 W 6th Ave, Lakewood, CO 80215, as a description of the work we do and the basis on which it is priced. Using it means accepting these terms.
This site is not an offer
Budget ranges, bid coverage counts, spans, packages and service areas published here are planning information. They are not an offer capable of acceptance, they are not a quotation, and they are not a bid.
A binding price is the one in a written proposal or a guaranteed maximum price issued to you for a defined scope of work, and a project exists when that is accepted through a signed contract and a notice to proceed. Where anything on this site and a contract document disagree, the contract document governs.
We may change published figures and information at any time without notice. Every published figure carries the date it was last reviewed.
The coverage counts in particular
The bid coverage register describes the subcontractor market in this metro at the review date. It is not a commitment about who will bid your project, and it cannot be: how many firms bid a package depends on the season, the market, the scope, the schedule and the terms, none of which a published figure can account for in advance.
It is published because it is a useful planning figure and because almost nobody shares it, not because it is a guarantee. Treat it the way you would treat a published lead time.
Accuracy, and a note about the authorities
We take care to keep this site accurate but do not warrant that it is free of error or that every figure is current at the moment you read it.
That applies with particular force to everything here about permitting, review paths, fees and code requirements. Those change, sometimes substantially, and what is written here is a builder’s practical account written to help you plan. It is not the authority’s own information. Confirm anything consequential with the jurisdiction directly.
What you may do with this site
Read it, print it, and circulate it inside your organisation — to a board, a lender, a committee, a broker or your own architect — for the purpose of sizing, budgeting and approving work. The coverage and budget pages are built to print, because somebody is going to take them to a meeting.
You may not scrape it, republish it as your own, or present its content as somebody else’s. The text, the registers and the arrangement of this site are ours.
No architectural, engineering or legal advice
Nothing on this website is architectural design, structural or MEP engineering, surveying, or legal advice for your specific project. Those are produced by licensed professionals for a specific building on a specific site.
Nothing here should be read as a determination that any approach is suitable for any particular site, soil condition, occupancy or code situation. Descriptions of market conditions, review paths, exclusions practice and contract mechanics are general information written to help you scope work, and where they disagree with the governing document, the governing document is correct.

Limitation of liability
This website is provided as it is. To the fullest extent the law allows, we are not liable for any loss arising from use of this website or from reliance on information published on it, including indirect or consequential loss. Nothing here limits any liability that cannot lawfully be limited.
Liability in respect of work actually performed is governed by the contract for that work, not by this page.
Governing law
These terms are governed by the law of the State of Colorado and of the United States. Where work is performed under a public contract, that contract’s own governing-law and dispute-resolution provisions apply to the work.

Ask before you award, not after
Anything on this page that is unclear, or anything your organisation needs in a different form — a certificate of insurance naming your project, a letter from our surety, our licence details, the subcontractor list for your project, or a prequalification submittal on your own form — is a telephone call away, and we would much rather you asked.
