1. What the building has to do. The use, not the square footage. It decides the code path and half the cost.
2. Roughly how big. A number you would be embarrassed by is more useful than no number.
3. Where, and whether it is entitled. A parcel that is zoned and platted and one that is not are different projects by a year.
4. Whether there is a geotechnical report. If there is, say so. If there is not, that is the first money to spend.
5. The date you need to be in it, and what happens if you are not.
